Retrofit of the Lake Merritt Channel Bridge on Embarcadero

This CalTrans project is to earthquake retrofit the bridge over Lake Merritt Channel on Embarcadero. The project is expected to start late 2009 and last at least a year. During that time Embarcadero will be completely blocked to traffic in both directions while the bridge is rebuilt. Truck traffic to the Port of Oakland which uses this bridge as an alternate route to 3rd Street (which is a truck route) will be diverted during construction.

CalTrans expects to hold a community meeting to discuss the project about 6 months before it starts. JLDA will keep the community informed.

JLS Partners has repeatedly claimed, ever since approvals in 2004, that they are negotiating with a major hotel chain about operating the hotel. This would make the start of F3 seem imminent, however nothing ever comes of it and it is hard believe they can sell this as a location as a site for a 4 star hotel until the rest of the development is realized. For this reason ir could be one of the last projects to be built if it is truly to be a 4 star hotel. Considering it is not part of the minimum project that must be built in the first five years then it could mean a start date between 2010 or 2020 - a long time to wait for a hotel room.

This site was proposed to be an art house movie theater and a major draw to the foot of Broadway. However the decline of the movie business means that no one is building new theaters, least of all next to an existing one. The existing theater also declined to move to the new location. Therefore current plans do not include a movie theater or any retail leaving an office block at the gateway to Jack London Square and foot of Broadway, Oakland's key street. As we enter a recession it seems unlikely there will be a need for even more office space at JLS given that 66 Franklin, Site C and Site F1 will all contribute significant office space square footage. It seems likely construction will be delayed until the hotel Site F3 is built which requires the extra parking space provided by F2. As this building provides additional parking for the hotel it seems unlikely it would be built before the hotel, which we believe will be one of the last sites developed. Therefore we don't anticipate this being built before 2010 or much later. This is an "Embarcadero Canyon" contributing project.
